SPACE RENTAL AGREEMENT FOR RECREATIONAL VEHICLES
This space rental agreement is between Wing Street RV Park (Lessor) and the register owner of the RV (Lessee).
The Lessee must acknowledge the contents of this agreement and accept the terms of this agreement by checking the terms and conditions checkbox on the payment page.
Video Surveillance is in use 24 hours per day.
RV INFORMATION: Lessee represents that he/she is the registered and/or legal owner of the RV on their rented spot.
SPACE RENTED: Space Rent shall be paid directly through our website entirely by credit card payment. Your spot is not guaranteed until you receive a Confirmation Email from us. (If you do not receive it within 3 days of booking—Please reach out to us!)
Cancellations: Cancellations made more than 14 days in advance will receive a 100% refund. Cancellations after 14 days will be based on the following schedule:
- 7 - 13 days prior to scheduled arrival - 75% refund (less applicable fees and taxes)
- 3 - 6 days prior to scheduled arrival - 50% refund (less applicable fees and taxes)
- 1 - 2 days prior to scheduled arrival - 25% refund (less applicable fees and taxes)
- After arrival and early departure - $50 cancellation fee plus 20% of the remaining balance

PET POLICY: Pets are allowed if approved by Lessor. All pets must be registered with the RV. No pet shall be allowed to run loose in the park & no pet shall be left tied outside all day and unattended by Lessee. Leashes must be used at all times. Pet owners must clean up after their pets, including all pet waste. Any pet waste that is not cleaned up, will result in a clean-up charge of $75 per incident. Pets must be kept out of other people’s RV spaces. If your pet is noisy or destructive, we will issue one warning before we ask to remove the pet(s). Lessee will be solely responsible for any injuries or damage cause by the pet(s). Lessor will not be held responsible, for complaints, injuries or damages caused by lessee's pets.
RV APPEARANCE: RV’s must be in good repair, neat and clean in appearance. All vehicles on the property must be operational, with current registration and required insurance. All vehicles, boats or trailers are to be parked in front of your RV or on the city curb. Please be considerate of other RVs and do not block access to other RV sites. You are allowed one (1) vehicle per assigned spot. Please be respectful of Mercer City Residents’ and do not block driveways or encroach on their property. Vehicles blocking driveways or other vehicles may be towed at your expense.
SEWER, WATER, ELECTRICITY, GARBAGE & WI-FI: Household garbage is the only thing allowed in the RV Park garbage cans. Absolutely NO cleaning of fish/game on site, no animal or fish carcasses are allowed in the garbage cans. Animal entrails and carcasses found in the garbage will result in a $100 fee per offense.
Lessor is not responsible for loss of electricity/power, due to electrical outages. Water is for inside RV use only, NO washing of vehicles/ATVs/boats. Vehicle washing will result in a $50 surcharge per incident.
FIRE PITS: Fire pits are allowed unless a burn ban is in effect. It is the lessee’s responsibility to monitor and comply with local burn bans. Fire pits must be smaller than 3 ft in diameter and be fully self-contained. Fire pit are only allowed 6 feet in FRONT of your RV. (Never on the sides or back of the RV). Lessee assumes full responsibility while using the fire pit, agrees to not leave it unattended, and agrees to fully extinguish fires and hot coals before leaving the property or retiring for the night. Fire pits ash must be cleaned up prior to checkout. Fire pits left burning or not cleaned up prior to checkout, will result in a $75 cleanup fee.
FIREWORKS ARE NOT ALLOWED TO BE LIT OFF ON THE PROPERTY. NO EXCEPTIONS.
LESSEE’S RESPONSIBILITIES:
- Lessee shall be responsible for any damage caused by Lessee or any of Lessee’s pets, guests or visitors. Any damage will be charged to the credit card used to reserve your spot.
- Lessee agrees to obey all park rules and regulations contained in this Agreement or posted on the property
- Lessee acknowledges that knowingly providing false information is grounds for termination of this rental agreement.
- Lessee understands that Lessor has the right to refuse renting a space to Lessee, if the RV described in this application is in ill repair or the Lessee provided false information.
- Lessee acknowledges that the only people allowed to reside in the RV are those listed in this Agreement. The rented site is to be used only by Lessee for private residential or recreational purposes and shall be used only by people listed in this Agreement. Tents are not allowed on any RV sites.
- Lessee shall not be assign, sublet, or rent their site to another party or persons.
- Lessee agrees to be respectful of property, the Snack Shack, and other guests. Boisterous, loud noise or parties that disrupt other guests, are considered a violation of this Agreement and can be grounds for early termination of your reservation.
- Lessee is solely responsible for safety, security and protection of the Lessee’s possessions. Lessee acknowledges that the park, is NOT staffed, is NOT patrolled and that Lessee is responsible for locking his/her RV and vehicles to help prevent loss or damage. Lessee agrees to notify the police in the event Lessee observes suspicious or illegal acts in the park or the Snack Shack. - Lessee agrees that at the end of the term of this Agreement Lessee shall move the RV and all vehicles out of the park by checkout time.
- Automotive or RV maintenance is not allowed in the park. Changing oil is NOT allowed.
- The Snack Shack is open 24 hours a day and is open to the public and registered guests.
- Lessor is not responsible for any accidents that may occur while inside of the Snack Shack. NO LOITERING or roughhousing inside of the Snack Shack. There is NO Smoking cigarettes or vaping inside of the Snack Shack and within 25 feet of the entrance. Please contact the RV park if the vending machines are not working. Please do not shake, kick or hit the vending machines. If there is an issue with them, please send an email with the date, time, and description of the problem. We will respond promptly with a resolution or refund.
LESSORS RESPONSIBILITES:
- Lessor will maintain a safe environment for guests, including well-maintained grounds and facilities. Ensuring compliance with health and safety regulations. Providing video surveillance inside the Snack Shack and surrounding area, to protect guests and their property. Ensuring all utilities are maintained and in working order. Obtaining and maintaining necessary permits & licenses, as needed. Enforcing Park rules while maintaining fairness and consistency. Maintain required insurance on the property. Keep vending machines stocked and in working order. Repair any damage in a timely manner.
Off-season Storage: RV storage is available during the off-season (November 16 - May 14). There are NO SERVICES during the off-season, utilities are shut off on November 16th. Snow removal is not performed during the off-season. Lessee is responsible for snow removal if they choose to move their RV during the off-season.
TERMS: Lessee acknowledges they have read and understand these terms and conditions. Lessee understands that if any of this information provided is later found to be false, it may be grounds for eviction. Lessee understands that Lessor has the right of refusal to rent a space to Lessee if any falsification has occurred.
